The preliminary review is based on the documents provided. An on-site inspection, structural calculation and legal review are not included. Where they are needed, the preliminary judgement will say so explicitly.
On a CHF 1.5 million home, a typical two to three per cent estate-agent commission equals CHF 30,000 to 45,000. The Aedil preliminary review costs roughly 0.1 per cent of the purchase price and works consistently on the owner's side.
Larger mandates are proposed according to the property, responsibility and scope. Aedil remains on the owner's side and earns no commission from a transaction or recommended products.

How long and how well people live also depends on place and building. Aedil assesses three levels through building science and measurable evidence, without health promises.
Materials, air, water, light, acoustics and moisture are assessed through measurements and traceable evidence.
Solar exposure, noise, air quality, paths and gardens shape long-term usability as much as the building fabric.
Plans, thresholds, stairs and lighting are assessed for whether the home can adapt as its residents age.
The value of a home also lies in its soil, water, trees, solar exposure, quiet and capacity for productive stewardship. Aedil includes these factors in the estate assessment from the outset.
Regenerative gardens, permaculture, aquaponics and farming form the development horizon. Detailed design and delivery are offered with suitable specialist partners.
Soil structure, drainage, storage capacity and water movement determine use and resilience.
Solar exposure, tree stock, growing areas and paths reveal the productive potential of the land.
Care, utilities and monitoring are treated as a long-term system of the estate.
